ZEN is Befimmo’s newest office building in BXNord (Brussels' North district), located within the ZIN building, right next to the North Station. 

 

ZEN is directly opposite Brussels North Station, one of the city's three main train stations, and an important hub for other forms of public transport. Just a short walk away, you'll find the city centre and vibrant cultural spots, adding a creative spark to the area.

The building includes a private entrance and is equipped with every comfort. Its high, open spaces and the possible connection between the different floors by a common staircase make communicating with the different departments effortless. Each floor offers a unique experience of space: large windows, private terraces, an abundance of natural light and peaceful views over the green park.

ZEN is part of the ZIN-complex’s full-service environment. Under one roof, you’ll find restaurants, a pharmacy, a fitness centre, green areas, a large public car park (Interparking), offices, a luxurious hotel (The Standard, Brussels), apartments (Habyt)... All you have to do is cross the building. Entertainment at the ZIN-complex, serenity and efficiency at ZEN.

The construction of the ZIN-complex mainly consists of sustainable and non-polluting materials. Most new materials, such as glazing and aluminium window frames, load-bearing structures for the floor and new floors, as well as partitions, plastering and floor coverings, are certified Cradle to Cradle (C2C) or equivalent. An enhanced water leak detection system minimises water waste, energy-efficient LED lighting with twilight sensors manages outdoor lighting, and plantings recommended by an ecological study support local biodiversity. Assessments of the building's adaptability and climate change resilience ensure the office space stays efficient and future-proof.

The building also follows a circular economy approach, reusing as much of the existing building as possible, including underground floors, foundations and core structures. Materials that can't be reused onsite are repurposed elsewhere or recycled, and where new materials were needed, sustainability and a low carbon footprint were priorities. As a result, 65% of the structure was retained, 30,000 tonnes of dismantled concrete were reused in the new concrete, and 95% of new materials are C2C certified.
